Things A Home Seller Should Never Say To A Buyer

Why Would a Seller Show a Home?

Why would a seller show their home, especially if they are represented by a real estate agent? This can happen for a variety of common reasons. Agents routinely call sellers in various parts of the nation to set up a showing appointment.

For example, the seller may be living in the house and maybe there when the buyer and the buyer's agent come to see the property. Of course, everyone understands that when a buyer appears at the door with an agent, the seller should leave immediately, but even remarks from the seller on the way out might cause problems. There may also be times when a tenant is recalcitrant, necessitating the seller's attendance during showings. The Code also stipulates that an agent must treat all parties fairly; nevertheless, the Code of Ethics does not preclude a buyer's agent from obtaining personal information from a seller who is willing to provide it.

Sellers typically reply to questions made by other agents because they think they are not doing anything improper. They do not believe that sharing information is a mistake. What they say to an agent or a possible buyer, on the other hand, might have significant implications.

Here are some things a seller should never talk about with a buyer, regardless of how innocent the topic might seem:

  • The current selling price
  • The amount of time the house has been on the market.
  • Why has the seller decided to sell?
  • Other properties’ similar sales prices
  • Any thoughts on pricing reductions?
  • What may be wrong with the house?
  • How many bids has the seller received?
  • How fast the seller wants to close

 

Everything the seller says may and will be used against them when the buyer enters into negotiations to acquire the house. For example, if a seller indicates that they hope the house sells fast because they are under contract to purchase another home, the buyer may not pay as much as the buyer would if this information was not disclosed.

Buyers' representatives may apply pressure to get information. Don't feel obligated to answer. The best way for a seller to reply to these queries is to either not respond at all or simply say, "You'll have to ask my agent that."

 

The Role of Your Agent

One of the reasons a seller hires a real estate agent to sell their home is so that the agent may communicate with prospective buyers. Your responsibility as a seller is to prepare the house for showings and assign the rest to your agent. Of course, give your agent any feedback you have and don't be hesitant to ask questions.

Remember that a listing agent, like the buyer's agent, works as a go-between for the seller and the buyer. Allow your agent to earn a commission while safeguarding your investment.
