"It's very important that you make the right decision about who will handle possibly the largest single financial investment you will ever make."
An agent can cost or save thousands of dollars
Choosing an agent is one of the key considerations that can cost or save you thousands of dollars. You should ask some very specific questions to make sure you can best represent your needs. Some agents may prefer you not to ask these questions because the knowledge you will gain from their honest answers will give you a good understanding of the expected results of using them as an agent. Let's face it - in real estate and life - not everything is created equal.
Hiring a real estate agent is like any hiring process - you are at the boss's desk by your desk. It is imperative to make the right decision who will handle the case as it could be the greatest financial investment you have ever made.
1. What makes you different? Why should I list my house with you?
This is a much more difficult real estate market than ten years ago. What unique plans and marketing programs does this agent have to make sure your home stands out positively from other competing homes? What things does this agent offer you that others won't help you sell your home in the shortest possible time, with the least effort, and for the most money?
2. What is your company’s track record and reputation in the market place?
It may seem like wherever you look, real estate agents are boasting about being number 1 in this or that, or listing the number of homes sold. If you're like many homeowners, you've likely developed a resistance to a lot of this information. Finally you ask, “Why should I care how many houses one agent has sold instead of another. The only thing I care about is if they can sell my house quickly for the greatest amount of money. " Well, since you want your home to sell fast and at the highest price, you should ask the agents you interviewed how many homes they have sold. I'm sure you'll agree that success in real estate is selling homes. If one agent is selling multiple homes and another is selling only a few, why is this? What things are these two agents doing differently?
ou may be surprised to know that many agents sell fewer than 10 homes a year. This volume makes it difficult for them to do full impact marketing on your home because they can’t raise the money it takes to afford the advertising and special programs to give your home a high profile. Also, at this low level, they probably can’t afford to hire an assistant, which means that they’re running around trying to do all the components of the job themselves. The bottom line, their service to you may suffer.
3. What are your marketing plans for my home?
How much money does this agent spend advertising the homes they exchange compared to other agents you talk to? In what media (newspaper, magazine, television, etc.) this agent advertises itself? What does it know about the effectiveness of one medium over another?
4. What has your company in my area sold?
Agents should provide a complete list of both their own and other comparable sales transactions in your area.
5. Does your broker control your ads or do you?
If your agent does not control its own ads, your house will compete for ad space not only with that agent's other offers, but also with those of any other agent in the brokerage house.

6. When your auctions sell, how close is the selling price to the asking price?
This information is available from the Property Board. Is the performance of this agent above or below the average of the array? Their results in this measurement will help you predict the price you will receive for selling your home.
7. How long does it take on average to sell your listings?
This information is also available from the Property Board. Does this agent sell faster or slower than the forum average? Their results in this measurement will help you predict how long your home will be on the market before it is sold.
8. How many buyers are you currently working with?
Of course, the more buyers work with your agent, the better your chances of selling your home quickly. This will also affect the price, as an agent with multiple buyers can create an auction-like atmosphere where multiple buyers are bidding on your home at the same time. Ask them to describe the system they want to attract buyers.
9. Do you have a reference list of clients I could contact?
Ask to view this list and then proceed to a random check of some names.
10. What if I am not satisfied with the work you are doing to sell my home?
Can I cancel my auction agreement? Watch out for agents who oblige you to sign a long contract that they can withdraw from (by ceasing to effectively promote your home) but not. Typically, there are broker penalties and protection periods that protect the agent's interests, but not yours. How confident is your agent about the services they will provide you? Will it let you cancel the contract without penalty if you are not satisfied with the service provided? Accurately and objectively evaluate each agent's answers to these 10 questions. Who will do the best job for you? These questions will help you make a decision.
